Commission approves Timber Creek Ranch Fifth Plat after it was pulled from consent agenda

The City of Independence Planning Commission approved the final plat for Timber Creek Ranch, Fifth Plat (case 2432006) after a brief discussion about phasing and lot numbering.

Commissioner Beverly Nesbitt pulled the item from the consent agenda to ask whether the plat included lots she expected to be in Phase 5. Staff explained that the preliminary and final plat phasing had been renumbered and that engineering issues had altered phase boundaries; the final plat, staff said, completes the subdivision and represents the last phase.

The clarification mattered to Nesbitt because lot numbers on the preliminary site plan did not match the recorded final plat. A staff member explained that the earlier preliminary plan showed parallel phase lines and the final plat rearranged lots at the ends of two cul-de-sacs; engineering issues had affected lots on the far north side. The staff member also confirmed that the final plat had been recorded in stages and that this submission finished the development.

Commissioner Nesbitt moved to approve the final plat for Timber Creek Ranch, Fifth Plat (case 2432006). The motion was seconded. The commission voted: Commissioner Nesbitt — yes; Commissioner Ferguson — yes; Commissioner Ashbaugh — yes; Commissioner O'Neil — yes; Commissioner Torres — yes; Commissioner Young — yes; Chairman Wiley — yes. The chair announced the motion carried 7–0.

The item had been on the consent agenda but was pulled for discussion and then considered separately. No public comment was recorded on the item. Staff confirmed a project representative was present at the meeting and that the plat documentation and phasing notes are part of the record.

The commission moved on to the next scheduled public hearings after the vote.
