Commission clears two‑lot subdivision to fix previous lot configuration on Old Canterbury Turnpike

The Commission on the City Plan approved a two‑lot subdivision (Subd. 44173) on Jan. 28 that corrects a prior land‑record discrepancy for property on Old Canterbury Turnpike. The commission waived the sidewalk requirement and approved the subdivision with conditions recommended by staff.
John Felice of Boundaries LLC represented the applicant and explained the proposal: the application would adjust acreage between two adjoining parcel tracks so that a vacant parcel would meet bulk requirements and become an approved building lot. The revised plans dated December 2024 through Jan. 22 show the resultant lot sizes (vacant lot ~3.21 acres; lot with existing house ~4.28 acres). The applicant submitted a bond estimate of $12,000 for erosion and sedimentation controls for the prospective development of Lot 2; health district approval for the septic locations was on file.
Staff and the city engineer reviewed and commented on the plan; the commission noted staff’s conclusion that comments have been addressed in the revised plans. Commissioners voted to waive the sidewalk requirement because the nearest sidewalks are approximately 3,000 feet away and would not create a connected sidewalk network. The commission then approved the subdivision subject to the staff conditions listed in the planning memo, including final plan revisions and required paper copies for filing and review.
The commission’s approval allows the applicant to move forward with final submissions and, once conditions are met, to record the subdivision.
