The Mobile City Board of Adjustment on Feb. 3 approved a renewed height and frontage-type variance for a proposed five-story, mixed-use building at 300 Saint Louis Street after the project’s new purchaser committed to proceed with previously approved plans.
Carrie Kamanas said Cleveland Properties purchased the approved plans and the site and intends to build the project as previously permitted: roughly 7,200 square feet of commercial space at ground level with 48 residential units across four upper floors. The project was first approved in January 2020, then extended once; the applicant returned because the earlier approvals had lapsed. Kamanas and a board member noted the developer’s track record and that the design matches earlier approvals.
Board members discussed the project’s prior approvals and recent market delays tied to COVID-era slowdowns; one member said the purchaser had demonstrated capacity and had purchased the prior plans. The board voted to approve the variance based on the findings of fact and precedent. The motion passed after a second and the chair announced the motion carried.
The approval restores the previously granted permission to exceed the three-story frontage type along that segment of Saint Louis Street; staff and the applicant will continue through permitting and any required inspections.
