Commission approves final plat for Twelfth Avenue Industrial Addition

The West Fargo City Commission on Monday approved the final plat for A24‑31 Twelfth Avenue Industrial Addition and the associated public dedication agreement, following a Planning and Zoning Commission recommendation to approve the subdivision.
Aaron Nelson, director of planning for the City of West Fargo, told the commission the request covers roughly 24 acres south of Twelfth Avenue Northeast just west of the City of Fargo landfill and comes with a recommendation for approval. "Staff finds the proposed subdivision to be consistent with city plans and ordinances as outlined in the staff report," Nelson said.
The plat divides land the City of Fargo owns in West Fargo and accommodates the seller’s plan to retain about 20 acres for snow storage and groundwater monitoring wells related to the Fargo landfill while selling the remainder for future development. Nelson said the plat includes right‑of‑way dedication for Twelfth Street Northeast on the west side of Lot 1 and additional right‑of‑way for future expansion of Twelfth Avenue Northeast. The Park District requested a fee in lieu of park land dedication; details are included in the public dedication agreement in the commission packet.
Commissioner Anderson moved to approve the final plat; Commissioner Jorgensen seconded. The motion carried on a voice vote.
The action allows staff to proceed with the subdivision recording and related public‑dedication paperwork. Nelson said there are no current requests for public street improvements tied to this plat; right‑of‑way dedications are intended to allow access and utilities at a later date.
