Board approves variance to adjust lot lines in Zenke Subdivision to reflect existing conditions

The Winona County Board of Adjustment approved a variance to the county subdivision regulations for docket BOA1162052, allowing adjustments to lot lines in the Zenke Subdivision in Nodine so parcel boundaries reflect current building locations and terrain.

Planner Aaron Locker explained the request is primarily a housekeeping matter tied to surveying that revealed discrepancies between recorded plat lines and existing improvements. The proposal affects three parcels (two platted lots and an adjoining unplatted area) and would reconfigure lines so the house on County Road 12 and outbuildings align with proposed parcel boundaries. Locker said the change would avoid a full replatting process that would otherwise require multiple public hearings under the subdivision regulations.

Applicant Landon Jorgensen, representing property owner Fire Protection Sprinklers, described the practical purpose of the reconfiguration: to “square off” parcels so an older farmhouse and its yard can be sold with adequate yard and septic area, while other parcels are retained for storage use. Jorgensen said property owners and the New Hartford Township board were notified and that township had no comments on the request.

After opening and closing the public hearing with no public testimony, board member Lynn moved to approve the variance with the staff-recommended condition; Kelsey Fitzgerald seconded. The motion carried without recorded opposition. The board reiterated the right to appeal the decision to district court within 30 days.
