HDC holds 75 Pacamo guest house application, board requests lower height and landscape plan

The HDC held the application for a guest house described by the applicant as roughly a 450-square-foot ground footprint with a second-floor bedroom and a drive-out basement beneath the structure.
Architect Matt McGeachren (presenting as "Matt") showed elevations and perspectives and explained the guest house sits behind the primary residence, with part of the structure having a drive-under garage that faces the road. Commissioners raised concerns about visibility of the drive-under garage and the overall height (the applicant confirmed a maximum height of about 27 feet 11 inches). Several board members said the structure read tall for a second dwelling and asked that the applicant provide floor-to-floor and floor-to-ceiling heights or a cross section to clarify scale.
The board asked for vegetative screening and for the applicant to add the previously approved landscape plan for context so members could confirm the garage and driveway would be obscured from the public way. The commission voted to hold the application for minor revisions: reduced dormer scale where possible, a cross section showing ceiling heights, and an explicit vegetative screening plan to be submitted as part of the application packet.
