County approves Sandhills Road administrative subdivision splitting 6.54-acre home site from 39.9-acre parcel

The Lincoln County Board of Commissioners voted Feb. 3 to approve an administrative subdivision application by Douglas and Lorraine Predmore for property at 13680 North Sandhill Road, splitting a 6.54-acre home site from an existing 39.9-acre parcel in an R-1 rural estates district.
Judy Clark, Lincoln County planning administrator, told the board the subdivision "will split a 6.54 acre home site from a 39.9 acre parcel" and that planning staff had no objection because the proposal conforms with the Lincoln County comprehensive plan and zoning regulations.
Commissioners asked logistical questions during the discussion, including the distance to Highway 83 (Clark estimated about three miles) and whether ingress and egress to the county-maintained road presented concerns; Clark said both resulting parcels will abut a county-maintained road and "ingress, egress will not be an issue." She said the 39.9 acres is pasture and that the likely intent was to keep the larger tract as pasture or sell it to a neighboring owner.
The motion to approve the Sandhills Road Administrative Subdivision passed on roll call. Weems, Woodruff and Wuller recorded aye votes during the roll call indicated in the meeting minutes.
