County Engineer (name provided in meeting) told commissioners the HVAC and related improvements across the courthouse addition and the Public Works building are largely finished; remaining items are mostly building-automation-system work and a few office finishes. The total contract amount reported was $7,620,629 (ARPA-funded); the amount billed to date including retainage was $7,178,177, leaving roughly $442,452 of work remaining on the contract. The retainage account held about $358,909; the contractor requested partial release of $276,004.47.
Staff said the county has received partial release waivers from subcontractors for the completed work and will advertise the statutory 44-day notice for claims as required. Commissioners approved the partial release and staff said they will return with a reconciliation change order and a final closeout that will reconcile any remaining retainage after punch-list completion.
Why it matters: the project is a major rehabilitation of facilities that had not been substantially modernized in decades. Commissioners noted the work updated HVAC, fire-code items and infrastructure and cleared up decades of wiring and other deferred maintenance.
Next steps: staff will continue to work through the punch list, finalize the 44-day advertising periods for the remaining building areas and return to the board for final closeout and release of any remaining retainage.
