Staff told the commission the property is zoned Light Industrial-1 and that adjacent parcels include similar industrial zoning and some general commercial to the northeast. The preliminary plat was approved in July 2024; since then staff said only minor adjustments were made to lot acreages and the applicant added a reserve dedicated for a monument sign. Staff recommended approval of the final plat as presented.
The plat application listed Laura Hydermaize of Hindstedt of RSG Engineering as the applicant representative on behalf of PIBP LLC and the City of Pearland. Commissioners moved and seconded approval (Commissioner McDonald moved; Commissioner Henrich seconded) and no members of the public spoke for or against the item during the hearing.
Staff clarified during discussion that the City of Pearland holds an ownership interest in a portion of the detention reserve. The signage reserve will be dedicated specifically for a monument sign for the development, the staff report said.
The commission voted 7-0 to approve the final plat. No amendments or conditions were recorded in the meeting minutes.
