The Zoning Board of Adjustment on Jan. 27 approved two special exceptions for 6056 Isabella Drive that will legalize a proposed rear‑yard addition and a carport over the driveway, subject to relocating an existing accessory structure shown on the site plan.
Staff said the property is in an R3 residential zone and described the requested relief: a 250‑square‑foot encroachment into the 22‑foot rear‑yard setback and a 216‑square‑foot carport encroaching into the 28‑foot front‑yard setback; the proposed carport would be 11 feet, 10 inches tall and would create a 16‑foot front setback (a 12‑foot encroachment). Notices were mailed to property owners within 300 feet on Jan. 16, 2025; staff reported no communications in support or opposition.
Blanca Perez, Planning and Inspections staff, reviewed aerial imagery and the site plan and recommended approval of Special Exception C (rear yard setback) and Special Exception J (carport over driveway) with the condition that the existing accessory structure be relocated as shown.
The applicant’s representative, Jorge Campo (appearing by Microsoft Teams), told the board he had no objections and that the applicants would comply with the condition. Janet Fortune moved to approve the recommendation; a second was recorded and the chair announced the motion passed. The board did not record a roll‑call tally on the record for this item.
With the approval, the homeowner may proceed with the carport and rear addition after completing the relocation of the accessory structure as required by staff’s condition. Planning staff will follow up to confirm the relocation is completed consistent with the approved site plan.
