The City of Waco Planning Commission on Jan. 28 recommended approval of multiple land-use items, a planned-unit development, two right-of-way abandonments and an amendment to the city’s subdivision ordinance. The commission also continued one Baylor University rezoning for additional neighborhood outreach (see separate article).
Key actions taken by the commission, all recommendations to the City Council unless otherwise noted, included:
• Z-25-1: Special permit for an auto body shop — The commission recommended approval of a special permit for an auto body shop in an M-2 zoning district for property described as Lot 36, Block B, The Crow Scales addition (318 Depot Drive). Planning Services reported 22 notices mailed and 0 returns. Staff based its recommendation on findings that the use complies with the comprehensive plan, is compatible with surrounding development and will not be more objectionable than permitted uses in the district; staff cited section 28-122 of the City of Waco Zoning Ordinance for special-permit findings. Motion to recommend approval was made by Commissioner Smith and seconded by Commissioner Embry; roll call recorded yes votes from Allen, Embry, Givens, Ingram, Smith, Pickers and Cole.
• Z-25-2: Land-use plan change and rezoning from C-3 to R-2 — Planning Services recommended approval of a change from mixed-use flex to medium-density residential/office flex and rezoning from C-3 to R-2 for multiple Summer Avenue and North 19th Street parcels (addresses included 1925, 1923 and 1917 Summer Avenue; 1915 and 1911 Summer Avenue; and a property on North 19th Street).…
