Commission discussion focused on the existing conditions of Bob Buecher Street (a dirt road with drainage features and telephone poles), where future connections and additional entrances are shown on the master plan but will not be opened until the adjacent properties to the south develop. Commissioners asked whether the drainage report had been approved; staff replied that because this is a PD the drainage report has been approved and that subdivision approvals and conditions will be addressed during the subdivision plat process.
After questions and clarification, the commission approved the ordinance on first reading by voice vote. The rezoning will return for additional approvals tied to the subdivision plat and construction permitting process.
