Commissioners approve Timber Hill Section 4 final plat in Fairfield Township

The Butler County Board of Commissioners unanimously approved the final plat for Timber Hill Section 4 on Jan. 14.
Craig Floudy of the county Department of Development told commissioners the plat covers 17.06 acres off Hamilton-Middletown Road in Fairfield Township and provides 38 building lots intended for duplexes or condominium-style structures — 19 physical structures in total. Floudy said the planning commission approved the plat on Nov. 12, 2024.
A commissioner asked whether the site was the “old girl scout camp”; Floudy said the parcel contains a mix of duplexes and single-family buildings and that the development will serve areas between Hamilton and Middletown. A motion to approve the final plat passed on a voice/roll call vote: Commissioner Carpenter yes, Commissioner Rogers yes, Commissioner Dixon yes.
Why it matters: The plat approval allows the developer to proceed with subdivision improvements and building permits under county planning and engineering review. County staff also noted and later presented acceptance of a one-year maintenance bond tied to the plat in the department resolutions on the agenda.
What’s next: The developer will work with county engineering and permitting staff to complete required improvements and to secure building permits.
