Commissioners approve two AG-to-AR rezonings for lot splits in Collinsville and Oologah areas

The Rogers County Board of County Commissioners on Jan. 27 approved two separate zoning changes from agricultural (AG) to agricultural-residential (AR) to enable residential lot splits.
Case 2592, filed by Threed Conservation Group LLC, concerns a 40-acre tract at the northwest corner of North Hobbs Drive and East Hobbs Creek Road in the Collinsville area. Planning staff said the proposal would divide the 40 acres into eight tracts; lot sizes would meet AR minimum bulk and area requirements, four lots having direct road frontage and four accessed by panhandles. The planning commission had recommended approval 4–0. The board opened a public hearing, heard a single neighboring comment about traffic and Wi‑Fi, closed the hearing and voted to approve the AG→AR zoning change.
Case 2593, filed by Larry O'Dell, covers a 20-acre tract at 5500 East 400 Road west of the town of Oologah. Planning staff said the proposal would split the 20 acres into six tracts (five at about 2.5 acres and one 7.5-acre parcel containing the existing home). Staff noted existing 25-foot access easements and that additional 30-foot access easements would be recorded; the board was told these are private drives. The planning commission recommended approval 4–0. After the public hearing — with no substantive opposition reported — the board voted to approve the AG→AR zoning change.
Both motions carried with commissioners recorded as voting Aye. Planning staff confirmed all proposed lots meet the AR district’s minimum bulk and area requirements.
