The Navasota City Council voted to postpone consideration of Ordinance 1062-25, a zoning-change application from East Loop Real Estate LLC for a proposed 70.307-acre Stoneridge Phase 2a Planned Unit Development, until its Feb. 10 meeting.
Council members postponed the item after staff and the developer reported ongoing revisions to the street layout and other design elements meant to address concerns raised by Planning and Zoning and nearby residents. Lupe De Asado, Development Services Director, told the council the developer is updating the street layout to improve how Phase 2 will connect to Phase 1 and to address traffic and emergency-access concerns. The council’s motion to postpone carried with no recorded opposition.
Council and staff said changes under negotiation include reworking street alignments between phases and addressing a prior fire department concern that emergency vehicles would not have adequate room. The application as presented would rezone property legally described in the record as “A0002 D'Arnold Tract 17, 73.21 Acres, Parcel A-1,” for a residential PUD. The applicant’s proposal describes a 70.307-acre residential PUD (Stoneridge Phase 2). The mayor and council did not take substantive votes on the zoning merits at the meeting and instead directed the item to return on Feb. 10 with an updated layout.
No formal approvals or denials were recorded; the postponement preserves the council’s opportunity to review the revised street plan and any other edits requested by staff and residents before taking final action. The council did not set specific conditions beyond the expectation that staff and the developer will present the updated layout at the Feb. 10 meeting.
