The Opelika Planning Commission voted Wednesday to recommend that the City Council rezone a property on Scidel Road from R-1 (single-family residential) to C-2 (light commercial) and to change the city’s future land-use map to light commercial.
Planning staff told commissioners the Scidel Road corridor has been transitioning toward higher-density residential and commercial uses, including approved townhouses and nearby industrial and planned development areas. Staff concluded that rezoning the parcel to C-2 and changing the future land-use designation to light commercial would be consistent with surrounding zoning and the corridor’s emerging pattern.
"We do recommend a positive approval to the City Council for rezoning to C-2, and if you do so, we recommend that you also change the future land use to represent that, showing it as light commercial," planning staff said during the presentation.
Engineering staff raised no service concerns regarding water or power availability for the site. The item required two motions: one to forward a positive recommendation for rezoning to the City Council and a second to support the future land-use map amendment. Commissioners approved both motions; the record shows affirmative votes on both recommendations.
The commission’s action is a recommendation only; final rezoning and future land-use changes require City Council consideration and any required public-notice procedures by the council. Staff noted the change would align the parcel with adjacent commercial and townhouse developments and stated the recommendation was consistent with the broader pattern of conversion along that corridor.
No formal project plan or applicant-specific development agreement was approved at the commission meeting; the action was limited to the commission’s recommendation on zoning and the future land-use map.
