West Miami board approves rear-yard pool variance for 6311 SW 18th St.

The City of West Miami Planning and Zoning Board on Jan. 29 approved a variance allowing Elsa Vasquez to build a swimming pool that will be 6 feet 6 inches from the rear property line at 6311 Southwest 18th Street, where the zoning code requires a 10-foot setback.
Vasquez told the board her lot is long but not deep and that steps extending from the rear of her house require a small reduction in the setback; she described needing about 42 inches to accommodate the design. "There’s some steps that come out a little bit from the home ... because of those steps, we just need a few more inches or feet," Vasquez said. Staff confirmed the lot is about 6,887.25 square feet and cited zoning Section 11.3 of Zoning Ordinance 282.
With no public objections, a board member moved to approve the plans as presented. A roll-call vote recorded five yes votes from Diana Rio, Victoria Ganz, Eugenio Gonzalez, Alexander Diaz and Gustavo Ceballos; the motion passed.
