• Approval of minutes: Motion to approve minutes of Dec. 30, 2024 and Jan. 7, 2025; passed unanimously.
• Follin Estates (Cranberry Woods) cease-and-desist: Board voted unanimously to lift the cease-and-desist order contingent upon written verification from the town engineer that erosion controls have been installed and directed staff to include outstanding punch-list items in the bond estimate (see full article).
• Middleborough Park continuances (all continued to Feb. 4, 2025): - Agenda item 650: Middleborough Park definitive subdivision modification — continued to Feb. 4 at 6:50 p.m.; unanimous. - Agenda item 655: Middleborough Park Lot 7A modification to a special permit — continued to Feb. 4 at 6:55 p.m.; unanimous. - Middleborough Park Lot 9A modification to a special permit — continued to Feb. 4 at 7:00 p.m.; unanimous.
• Accessory Dwelling Unit (ADU) regulations: Board set the ADU application fee at $250 (motion passed unanimously) and voted unanimously to adopt Planning Board administrative regulations for ADU site-plan review under Section 7.7, as amended, and to forward them to the Select Board and Town Council for review and possible placement on the annual town meeting warrant.
• Site-plan review administrative amendment: Board voted unanimously to approve amendments to site-plan review administrative regulations (six-page draft), clarified submission requirements, and forwarded the draft to the Select Board and Town Council for review.
• Residences at Glass Square (12 Station Street LLC): Motion to accept the final decision for the smart-growth multifamily development passed unanimously; the board changed Condition C-24 to set construction start time at 7 a.m.
• Rose Ridge Open Space and Resource Protection Development: Continued to Feb. 18, 2025 at 6:45 p.m. pending peer-review responses and further plan revisions; passed unanimously.
• Recess and adjournment motions: The board recessed and later adjourned by unanimous votes.
