Planning Board approves minutes, 2025 calendar, adds duties to land-use code and clears Cardinal Woods final plat

The Town of Nashville Planning Board approved routine business and several administrative items at its meeting.

The board unanimously approved two sets of minutes covering a November special meeting and the January meeting. Members also voted to accept a proposed 2025 meeting calendar; staff noted the board will meet “as needed” and that dates on the calendar will be used only if business requires it.

The board reviewed a proposed amendment to the Town of Nashville land-use code to add an explicit statement of planning board duties. Staff said the duties for other town advisory boards (board of adjustment, tree board) already appear in Chapter 18 and recommended adding similar language for the planning board so duties and expectations are clearly documented. The board opened a public hearing on the amendment; no members of the public spoke. The board voted to forward the draft ordinance language to the Town Council for consideration.

In a separate item, the board considered Final Plat 2025-01 for Cardinal Woods phases 2 and 3, a residential subdivision. Staff said the submission met the town’s standards and that the phases will connect to Town of Nashville water and sewer as phase 1 did. The plat covers approximately 67.58 acres with phase 2 and 3 proposing 67 lots each; the submission includes designated open space for each phase. The board approved the final plat by unanimous voice vote.
