Board recommends preliminary plat for 3511 Gulf Boulevard to city commission

The St. Pete Beach Board of Adjustment voted unanimously to recommend preliminary plat approval for case 24098, a proposal to subdivide 3511 Gulf Boulevard into three fee-simple townhouse parcels, board members said during the January meeting.
Planner Brandon Berry told the board the lot is roughly 100 by 100 feet and that the proposed three units meet the city’s zoning standards. Berry said no variances or administrative relief were requested and that the applicant is working with staff on a site plan and building permit that are nearing issuance.
Applicant Jimmy Yerge said he plans to build three townhomes, each about 2,900 square feet, with raised garages and construction “built to today’s standards.” He described the design as having a “Bali’s beach look” with “nice plaster exterior” and railings. Yerge provided a local address for the record and confirmed he had been working with staff on the acquisition and preliminary development for several months.
The board heard no public opposition and no ex parte contacts were disclosed for this case. After a brief board discussion in which members described the current condition of the lot as an “ugly lot” and expressed support for new development, a motion to recommend approval was made and seconded. Roll call votes were recorded as yes by Chair Chase, Vice Chair Garsha, Member Small, Member Causey and Member Kore; the motion carried.
Berry reminded the board and applicant that if the preliminary plat is approved by the city commission the owner must retain a surveyor to prepare the final plat in compliance with Florida statutes prior to final plat recording.
The board’s action was a recommendation to the city commission; the commission will make the final decision when the item is scheduled for their agenda.
