The Nampa Planning and Zoning Commission recommended approval of a zoning map amendment to change a 1.18-acre parcel at 1405 West Industrial Road from IP (Industrial Park) to BC (Community Business) to permit storage of manufactured homes awaiting delivery to customers.
Applicant Christian Berg said the lot adjoins an existing manufactured-home sales lot he owns and would be used to store homes that can be months from delivery. Rodney Ashby, the city’s planning director, reviewed the staff findings, saying the comprehensive plan designates the area as commercial and that surrounding uses are a mix of industrial and commercial. Ashby detailed landscaping, paving and screening requirements and said development engineering has indicated support for deferral of some roadway improvements until construction of the adjacent roadway project (funded in a later year).
Ashby reminded the commission of legal limits on denying rezone requests when they meet comprehensive-plan criteria. Proposed conditions include landscaping of the right-of-way, interior landscaping or paving for vehicle areas, a 20-foot landscape buffer where required and compliance with access and sidewalks per engineering standards. Commissioner Daffer moved and Commissioner Kirkman seconded; the motion to recommend rezoning carried and will be forwarded to city council.
