The Town Council on Jan. 28 approved a sketch‑plan amendment for Timnath Landing that adjusts planning‑area boundaries and redistributes units within the previously approved total of 1,210 dwelling units.
Planning staff and the applicant, PCS Group (land planner) and CA C Timnath LLC (owner), presented the amendment for tracts A and B in the Timnath Landing subdivision. The original 2015 sketch plan allowed up to 1,210 units across several planning areas. The amendment creates three new planning areas (PA‑1 through PA‑3) with a combined maximum of 764 dwelling units in those areas and retains the original total cap of 1,210 units.
Applicant representatives said the most notable design change is removal of a previously shown lake in the northern phase; that detention function and required augmentation facilities were relocated west of Timnath Parkway (the Timnath augmentation pond). The amendment instead shows a linear park with pedestrian connections, a neighborhood park north of the lakes and four pocket parks. Existing platted lots in earlier filings total 446 lots; the amendment redistributes future unit potential without increasing the overall entitlement.
Staff said referral agencies, including water and sewer districts and the State Division of Fire Prevention and Control where applicable, reviewed the proposal and raised no objections at this stage. The applicant emphasized the project will provide about 150 acres (roughly 30%) of functional open space, extensive trails and neighborhood amenities. Planning Commission recommended unanimous approval and council approved the amendment 5–0.
