Pulte asks to rezone Whispering Pines south parcels; Avon staff recommends denial and petitioner asks for continuance

Pulte Homes asked the Avon Advisory Planning Commission for a favorable recommendation on a zoning map amendment (ZA 2411) and for modifications to existing written commitments (WC 2401) for roughly 32 acres known as Whispering Pines South. Staff recommended the commission forward an unfavorable recommendation to Town Council, citing existing 2003 commitments that require larger perimeter lots and setbacks; the petitioner asked for a 30‑day continuance and the commission granted the continuance.

Why it matters: The proposals would change minimum lot widths and lot sizes and remove or alter older commitments that were put in place when the property was rezoned in 2003. The property is adjacent to existing Whispering Pines phases and Timber Bend and carries long‑standing private and drainage interests that neighbors say must be preserved.
