Planning commission approves preliminary and final plat for Stanley’s Addition at 2314 W. Colorado

ENID, Okla. — The Enid Metropolitan Area Planning Commission on Jan. 27 approved both the preliminary and final plats for Stanley’s Addition, a subdivision at 2314 West Colorado Avenue that will create five single-family lots.

Jacqueline Porter, the city’s community development director, presented the item and asked the commission to consider preliminary and final plat motions together because no additional improvements were required. “The applicant is proposing to subdivide the subject property to five single-family lots,” Porter said. Lots 1 through 4 were described as roughly one-half acre each; lot 5 includes a panhandle and is roughly 1.59 acres.

Porter told commissioners that surrounding subdivisions include Northmark Estates (zoned R3 with a mobile-home PUD) to the north and Starview subdivision (zoned agricultural) to the south. Staff reported that existing roads, water and sewer were adequate to support the subdivision and that the plat did not require off-site improvements, which is why the final plat could be considered concurrently with the preliminary plat.

After a motion and second, the commission voted to approve the preliminary plat and then the final plat; commissioners recorded the votes as unanimous. The staff presentation said the property’s recent rezoning to R2 allowed the split proposed on the plat. The commission’s approvals allow the applicant to proceed with recordation consistent with city procedures.

The commission took two separate formal votes (one for preliminary, one for final) as required by procedure; both motions passed without recorded opposition.
