The Santaquin City Development Review Committee approved the final plat for the Peak subdivision, a two-lot division located at 4th North and 200 East, after staff conditions were entered on the record. The committee’s approval was conditional: the applicant must record a deed transferring a remnant piece to the adjacent property owner and provide written approval from Summit Creek Irrigation Company for any modifications to the irrigation ditch before recordation.
Engineering and planning staff described the review as straightforward and noted a small set of conditions. Addressing was added to the final set (370 North and 390 North were shown on the plans), a deed for the southern remnant parcel must be recorded before final recordation, and the applicant must supply evidence of irrigation-company approval where modifications to the ditch occur. Staff also said a bond tabulation for required utility installations (water and sewer) will be prepared before construction.
A motion to approve the final plat pending red-lines and deed recording was made and seconded; the committee voted in favor. Staff will coordinate the bond tabulation and confirm required documents before recordation.
Next steps: record deed for the remnant parcel, submit irrigation-company approval if any ditch work occurs, provide bond tabulation for utilities, and submit any remaining red-line corrections so staff can clear the application for recordation.
