The Berkeley County Planning Commission took the following formal actions during the meeting:
- Jeffrey Taylor (TMS 196-00-00-139, ~0.4 acres): Approved rezoning from Manufacturer Residential R-2 to Mobile Home Rural Farm Residential R2RF. Staff said the change addressed neighbors' concerns and allowed the applicant to construct an accessory garage/workshop before the primary dwelling under the R2RF rules. Motion to approve carried (mover and seconder on the record). The application will be held to R2RF standards; deed restrictions prohibiting mobile homes remain in place on the lot.
- Ronald McFarland (TMS 225-00-00-017, ~1.36 acres), Linda Welch (TMS 225-00-00-019, ~1.78 acres), and Cruz Family Trust / Fred Cruz (TMS 225-00-00-028, ~2.12 acres): The commission approved separate ordinances to rezone these parcels from Planned Development Mixed Use (PDMU) to Rural Single-Family Residential R1R. Staff said the parcels are within the rural living future land-use designation and that two of the parcels are under the R1R minimum lot-size threshold but rezoning would reduce nonconformity compared with the empty PDMU designation. Motions to approve carried.
For each approved ordinance, staff instructed applicants to follow standard county procedures for recordation and for any technical submittals (e.g., plats) required before development. The commission deferred the rezoning request for Tobias Jordan (portion of TMS 210-00-00-012) for one month to allow ownership/lease questions and outstanding technical materials (preliminary plat and traffic study) to be resolved.
