Commissioners approve Nacuse large-scale future land use amendment and rezoning

Walton County commissioners voted to adopt an ordinance approving the Nacuse large-scale future land use map amendment with concurrent rezoning for a roughly 100-acre parcel, the county’s planning staff said at the Jan. 28 Land Use meeting.

Planning Department staff presented the application as a second reading and adoption hearing. Staff said the request (project number FLU24-000015) was submitted by Clark Partington on behalf of Nicusi Education Incorporated and moves the property’s future land use from mixed-use to conservation while changing the zoning district from Village Mixed Use to a conservation or lesser district. Staff said the application had previously been heard on Oct. 22 and returned from state review with a “no comment” response on Nov. 24.

“The application is complete and substantially consistent with the land development code, comprehensive plan, and statutes,” Planning staff told the commission before taking questions.

A commissioner characterized the item as “basically just a downzoning,” moved to approve the ordinance, and a second was recorded. The board voted by voice; commissioners responded “aye,” and the chair announced the motion passed.

The ordinance formally changes both the future land use designation and zoning for the parcels identified in the staff report. Staff entered the written report into the public record during the hearing. No public comments were offered at the adoption hearing.

The county clerk will publish the adopted ordinance and record the change in the official land use and zoning maps.
