Applicant Jamie Stoddart, representing Sun Peak Development LLC, told council the business stores and sells playground equipment, has employee-only access (no retail customers on-site), and sought annexation to align with county-to-city governance and road access. Planning staff recommended approval on the basis that the property is inside the city rea-of-impact and the comprehensive plan designates the area for industrial uses.
Staff noted the property had utilities nearby but the applicant did not propose immediate connections; the Engineering Division requested standard right-of-way dedications, including a 25-foot chamfer on the corner to improve turning radii. Council adopted the proposed conditions and formal findings and approved the annexation and zoning.
