The commission approved a final plat to subdivide approximately 2.5 acres from a parent tract along John Bragg Highway (Bruce Highway 70E subdivision; applicant: Donald L. Bridal Living Trust). The plat included a requested waiver for a non‑buildable lot because no septic soils were identified; staff and the applicant noted that a plat approval does not authorize future commercial uses and that any rezoning or zoning approvals would require separate applications and reviews. Applicant Dawn Bruce told the commission a potential gravel and mulch yard operator had expressed interest in the parcel, but staff emphasized that a plat approval does not guarantee a favorable rezoning outcome.
The commission reapproved a site plan for True Gospel Missionary Baptist Church for a 3,865‑square‑foot community assembly space on East Jefferson Pike after coordinating access with TDOT. Staff reported TDOT found the proposed access acceptable pending pavement and detail changes requested by TDOT.
A reapproval was granted for a Chevalville Pike motor vehicle sales site plan for a dealership (existing office to remain and two proposed buildings). Staff noted minor parking reductions compared with the prior approval because of septic soil locations in the rear of the site. Commissioners confirmed arrangements to ensure car carriers could access the site without parking on the roadway shoulder.
The commission approved a 6,320‑square‑foot addition and parking expansion for Blackman Baptist Church at 390 Brinkley Road; staff said most review comments were housekeeping, with outstanding items including emergency lane delineation and minor drainage/technical clarifications to satisfy the fire marshal and engineering reviewers.
The commission also handled routine organizational business, including the selection of chair and vice chair for 2025. Commissioners voted to continue Jeff Phillips as chair and Lee Bogle as vice chair for calendar year 2025.
All motions were approved by roll call.
