Council approves reduced Presidential Ventures building plan with planning-board conditions

The Woburn City Council voted Oct. 7 to approve a special permit for Presidential Ventures to subdivide property and construct a reduced two-story building at 8 Presidential Way.
James Maughan, attorney for the petitioner, told the council the project had been scaled down. “The petitioner is ready now to move forward with a much much reduced project, from 60,000 down to 20,000,” he said, referring to square feet of proposed new construction compared with an earlier approval.
Brian Jones, the project engineer, described site changes including reconstruction of an existing parking lot, conversion of a detention basin to an underground system and a reduction in parking from 644 spaces previously approved to 522 under the new plan — a reduction of 122 spaces. He said the revised plan reduced impervious area by about 14,000 square feet compared with the earlier design and moved parking away from wetland buffers.
Council discussion included requests that the planning-board conditions be clarified on parking reduction language. A motion to grant the special permit and to adopt the planning director’s recommended conditions 1 through 8 passed by voice vote.
The permit incorporates the planning director’s conditions and the project proponent agreed to those conditions on the record.
Councilors indicated the project is less impactful than earlier iterations and expressed readiness to proceed under the adopted conditions.
