Planning Commission conditionally approves two‑lot tentative parcel map south of Avenue 38

The Indio Planning Commission on Jan. 22 voted to recommend conditional approval of Tentative Parcel Map No. 38856 (case TPM240006), a two‑lot subdivision of assessor’s parcel number 691‑050‑020 located south of Avenue 38 and west of Jefferson Street.
Assistant planner Nicolas Withron told commissioners the site is designated Desert Estates Transition in the City of Indio General Plan 2040 and zoned Desert Estates Transition 3 under the City of Indio Unified Development Code, and that "the project complies with the City of Indio general plan, 2040 and the unified development code" and the Subdivision Map Act with application of the proposed conditions of approval. Withron recommended approval of Resolution No. 2102 to conditionally approve the tentative parcel map.
Owner Richard Bauer told the commission he bought the property in 2017 and that maintaining the large lot had become difficult; he said the intent is to subdivide and sell the northern half first and the southern half later. "I bought it back in 2017 with this grand idea of doing something special with it," Bauer said. "...the goal I had here was to at least subdivide it and then sell the northern half, as well as the southern half." No members of the public spoke on the item.
Commissioners moved to approve Resolution No. 2102 recommending conditional approval of Tentative Parcel Map No. 38856. A roll call vote recorded "yes" votes from Commissioners Ortiz, Santos and Frans and from Vice Chairperson Rodriguez Seja; Chairperson Fajardo was absent. The motion carried.
The action is a recommendation from the Planning Commission; final approval and any required map recordation will follow the city’s standard processing steps and compliance with the listed conditions of approval.
Details in staff materials named the project’s zoning and General Plan consistency and noted that conditions of approval are binding and must be satisfied before map recordation. The staff presentation identified the parcel and advised that the layout is intended to be compatible with surrounding Desert Estates properties.
The Planning Commission adjourned the public hearing after the vote and moved on to other agenda items.
