The Planning Commission approved an amendment to the Pristine Lake Preserve MPUD (APC 8, PDE 25-7799) to permit a 7,500-square-foot office building on the MPUD, a use the applicant said would most likely operate as a daycare or community-serving office.
Staff and the applicant presented the request as a substantial modification to allow the new building type; the item was pulled from the consent agenda for brief discussion and public input. During the hearing several commissioners and at least one resident raised concerns about the parcel’s effective lack of alternative access: the site’s only direct access is to Erin Cutoff (Aaron Cutoff) and that roadway has a blind curve and high vehicle speeds at the segment where the parcel’s entrance would be located.
A resident and multiple commissioners said Aaron Cutoff functions as a high-speed racetrack in the curve and urged staff and the applicant to analyze ingress/egress and sight-distance conditions before construction. Staff noted that the parcel is small and has limited cross-access options and promised an access-management analysis during technical review; the county’s long-range plan includes the Collier Parkway extension as a longer-term relief route.
Applicant counsel confirmed the planned use is either an office or daycare; the commission approved the modification on a voice vote. The approval requires standard subsequent site-development engineering reviews, including an access-management analysis and any required modifications to the proposed driveway and turn lanes to meet county standards and ensure safe ingress/egress.
