The Franklin Municipal Planning Commission voted to approve the preliminary plat for the Jordan Reserve subdivision (formerly Gantt Ridge), creating nine single-family residential lots and one open-space lot on 6.57 acres at 580 Jordan Road.
Planning staff said the property lies in the R-2 zoning district and that the proposed nine lots meet R-2 district standards; five lots would front Jordan Road and four would front Firestone Drive. Staff recommended approval with conditions; the item had been deferred from the commission’s Dec. 12, 2024 meeting at the applicant’s request.
Representatives for the applicant included John Newman and Matt Bryant of M2 Group and Roger Jenkins, the developer’s representative. Newman confirmed the team will add a sidewalk on the west side of Firestone Drive and that staff and applicant would ensure appropriate street-tree placement for the portion touching the property.
Commissioner Harrison moved to approve the preliminary plat with staff comments; Commissioner McLemore seconded. The commission approved the plat by roll call.
Staff noted no traffic study was required due to minimal network impact, and that remaining conditions include verifying street trees and local street improvements as needed.
