Terrell planning commissioners voted to approve final plats FP25-03 and FP25-04 for additional residential lots in the Los Lomas subdivision, a staff member said during the meeting.
The plats approve seven additional residential lots in Phase 1 and three additional residential lots in Phase 2; staff recommended approval after the applicant satisfied floodplain, FEMA and drainage requirements, the presenter said.
Staff told the commission the original construction plats for Los Lomas had been approved previously: Phase 1 was for 232 residential lots and Phase 2 for 233. On Oct. 24 (year referenced in the packet), the planning staff and applicant amended construction plats to add seven residential lots and one nonresidential lot in Phase 1 and three residential lots and one nonresidential lot in Phase 2. The applicant completed the requirements for final plat applications and sought the commission’s approval so the plats can be filed with the county and lots placed on the market.
Commissioners asked staff to point out the specific pages in the packet showing the seven and three lots and confirmed the developer had completed required drainage and flood studies to show downstream neighbors would not be affected. The presenter said the area had been in a floodplain originally and that the applicant satisfied FEMA and other requirements before creating the additional lots.
A commissioner made a motion to approve FP25-03 and FP25-04; another commissioner seconded. The commission voted in favor and the motion carried.
The approval clears the administrative step for the developer to record the plats with the county and begin selling the newly created lots; staff said not all streets in the phases are complete, but the other requirements for filing had been met.
