Planning staff described the parcel, Parcel No. 504217000116009, as currently zoned agricultural residential (A3) and reported the proposed new lot would measure 6.38 acres with approximately 411.65 feet of frontage on 5th Road and a proposed depth of 761.47 feet. The staff presentation said the lot meets the county’s minimum lot-frontage requirement of 50 feet and the ordinance’s 1:3 width-to-depth ratio.
