The Village of Gurnee Planning and Zoning Board on Jan. 22 voted to forward a favorable recommendation to the Village Board for a final plat of re‑subdivision for property at 4060 Broadcourt. The applicant, Sohail Aga, requested the subdivision of approximately 21,700 square feet into two parcels that comply with R‑3 district dimensional standards.
Planning staff reported the proposed subdivision creates two conforming lots, the northern parcel at about 10,001 square feet, and does not require new public improvements or easements. Staff recommended approval pending a few minor adjustments before the Village Board meeting.
Commissioners moved and seconded a recommendation to forward the final plat to the Village Board. The roll call vote was recorded as follows: Commissioner Campbell — Aye; Commissioner Morgan — Yes; Commissioner Pat — Aye; Commissioner Martin — Aye; Commissioner Ware — Aye; Commissioner Sewell — Aye. The motion carried unanimously.
The board noted a condition requiring removal of an ancillary structure on Lot 2 within six months of the plat’s recordation. Staff said engineering and minor technical items must still be addressed before the Village Board considers the final plat.
No members of the public spoke about the subdivision during the meeting. With the recommendation forwarded, the matter will move to the Village Board for final action.
