Developers outline plan to convert former Holiday Inn into mixed hotel‑residential '10 Hotel and Residences' in Gurnee

Kiat Enterprises presented an informal proposal to the Village of Gurnee Planning and Zoning Board on Jan. 22 to convert part of the former Holiday Inn at 6161 Grand Avenue into a mixed hotel and residential project called 10 Hotel and Residences. The developer said the plan would convert about 110 existing hotel units in the four‑story south wing into roughly 80 studio and one‑bedroom apartments while keeping hotel rooms, banquet space and new restaurant and retail amenities on the site.

The project team told the board they intend to file a planned unit development application. Dave, village planning staff, said applicants submitted materials on Jan. 29 and that the public hearing is now scheduled for Feb. 19. “Deviations to the allowed zoning use, the proposed unit density and parking requirements lend this proposal to a PUD,” Dave said during the presentation summary.
