Staff explained the property is a corner lot whose recorded front yard faces Commonwealth; the house’s living entrance faces North Parkview. Because the platted front yard overlaps the proposed pool location the applicant requested an area variance from Bexley code section 1252.15g1 to allow the accessory pool in that yard and a separate 6‑inch variance to permit a 48‑inch fence (pool enclosures are required at 48 inches; corner‑lot front‑yard fences would otherwise be limited).
The applicant’s team showed site plans that keep the pool and fence set well back from Commonwealth and retain heavy hedging and landscape between the park and the pool. Board members asked whether the pool could be reoriented; staff and the applicant said house geometry, an existing seat wall and fireplace, and a covered area constrained options. Several members proposed conditioning approval on maintaining screening; the board required that landscaping/visual screening be kept at least 3 feet tall with at least 75 percent opacity along Commonwealth.
The roll call recorded all seven members voting to grant the variances. The board remanded the design details to the Architectural Review Board for final certificate of appropriateness review.
