Board approves preconstruction services for Valley Oaks classroom building; GMP expected in March

The Galt Joint Union Elementary School District board approved a preconstruction services agreement for a permanent classroom building at Valley Oaks Elementary, authorizing $25,100 in initial preconstruction work.
District staff said the project would replace four older portables with a single permanent building of about 4,200 square feet containing standard classrooms with sinks, cabinets and mounted projectors/whiteboards. The district received one construction proposal from S&B James Construction after a mandatory job walk; staff described that bid as reasonable against the architect’s estimate. The district expects to fund the project with state facility funds and developer fees because the work replaces portables.
The preconstruction contract will pay the contractor to perform site visits, secure subcontractors, review DSA-approved plans and develop a schedule and a guaranteed maximum price (GMP). Staff said they anticipate returning to the board in March with the lease-leaseback contract and the final GMP. The architect’s current cost estimate is approximately $2,500,000.
Trustees approved the preconstruction contract by voice vote 4-0. Trustee Matthew Ward moved to approve the item and Trustee Casey Raboy seconded. No changes to the scope were made at the meeting.
