The Socorro City Planning and Zoning Commission approved a replat for Valle Bonito Estates that divides a roughly 20,000-square-foot parcel into two R‑1 residential lots, each meeting the 10,000-square-foot minimum for the zoning district.
Planning staff said the property owner is Jose A. Munoz and the representative is Sal Masood with Del Rio Engineering. Staff recommended approval of the replat with the condition that engineering review comments be addressed.
During discussion, commissioners asked about lot frontage. Staff reported each new lot would have approximately 47 feet of frontage along Valle Bonito Road, and noted the R‑1 minimum frontage is typically 40 feet, although variances can be requested in some subdivisions.
Commissioners also discussed neighborhood character, the amount of undeveloped land in the larger subdivision and the need for sidewalks and lighting in the area. One commissioner said infrastructure gaps exist and that new developers would be required to add required sidewalks on their frontage.
After discussion, Commissioner Enrique Cisneros moved to approve the replat; the motion was seconded by Commissioner Andrew Arroyo and carried. No public opposition was recorded in the meeting.
Staff advised the applicant that required infrastructure and engineering comments must be addressed as part of final platting and development.
