The Alton Town Planning Board on Jan. 21 approved a final minor subdivision for Bruce and Victoria Kennedy that divides property at Map 7, Lot 4597 (Avery Hill Road) into two lots. The board’s approval included the conditions listed in the plan of review and an explicit requirement that the applicants obtain an amended driveway permit from Gilmanton where the shared driveway enters that neighboring town.
The application had been presented to the board for final minor subdivision review. The applicant’s representative described a shared driveway arrangement and noted that the existing parent driveway’s entrance lies in Gilmanton while much of the parent parcel is in Alton. The board discussed frontage, current-use status and whether the driveway permit would need amendment by Gilmanton before final permits are issued.
Board members voted to approve the application with the stated plan-review conditions. The approval record includes the board’s condition that the applicants “obtain amended driveway permit in Gilmanton” before related permits are finalized.
During the hearing staff and members clarified that some front‑footage and frontage language in the zoning ordinance had previously caused uncertainty on other cases but that the Kennedy subdivision met the board’s requirements as presented. There were no public comments opposed to the proposal.
The board’s approval moves the subdivision forward subject to the plan-of-review conditions and resolution of the driveway permit issue with Gilmanton.
