The Fairview Planning Commission voted to recommend annexation of the 351.27‑acre tract at 7740 Cumberland Drive, a property identified as tax map 47 parcel 94 and owned by Fernvale Springs Farm LLC. Planning staff said the parcel is in the city’s urban growth boundary and is contiguous to the municipal limit.
Planning staff noted the tract is currently zoned Williamson County Rural Preservation and was not included in the Fairview Forward 2040 future land use map because it lay outside the urban growth boundary when the plan was adopted. Staff said Section 5105 of the Fairview Zoning Ordinance requires properties annexed into the city be zoned RS‑40 (low‑density residential). As a result, staff recommended the commission forward a favorable recommendation to the Board of Commissioners with a condition that the annexation be placed on the Board’s Feb. 6 agenda for first reading.
A representative of the applicant said the property currently contains a single‑family house, is contiguous to city property, and that no subdivision is proposed; "I just see it as favorable for annexation," the representative said. Commissioners said the parcel’s inclusion in the urban growth boundary and contiguity to city limits satisfied the primary criteria for annexation and voted to recommend approval.
Miss Howe called the roll; the commission’s vote in favor was recorded as eight ayes and no nos. The commission forwarded PC‑45‑24 to the Board of Commissioners with a favorable recommendation.
