The City Council on Jan. 21 voted to adopt Ordinance 1577, a planned development amendment for about 3.54 acres north of East Fowler Avenue (addresses 11801 N. 56th St. and 11714 N. 58th St.), approving an amended master plan for two buildings with expanded square footage and updated site materials.
City planner Miranda Anaya summarized the revisions: Building 1 was increased to a two‑story structure of roughly 21,000 square feet for restaurant use; Building 2 increased to about 23,300 square feet for retail, office and restaurant. The applicant requested deviations including reducing bicycle parking from 24 spaces to 20 and vehicle parking from 232 to 195 spaces; staff had no objection and both the Planning Commission and the Development Review Committee recommended approval.
Todd Pressman, representing the applicant, told the council the project replaces an unoccupied restaurant building and represents a significant improvement from the site’s prior condition. Anaya said the approval includes seven conditions; the applicant modified plans to include outdoor balcony seating and renderings in response to the first reading.
The ordinance passed on second reading; the applicant must submit a final site plan that conforms to the approved master plan before moving to building permits.
