Logan McCaig of Hillsborough County Development Services told the hearing that the applicant requests a variance to increase the maximum living area allowed for an accessory dwelling unit (ADU) from 900 square feet to 951 square feet on a property of about 1.2 acres.
The applicant’s representative, Jason Bridal, said the owner designed the primary dwelling at about 4,005 square feet and that the proposed 951-square-foot ADU would represent approximately 24% of the primary dwelling’s living space, which is within the LDC allowance (less than 25% or 1,200 square feet, whichever is less). Bridal said the ADU will be connected to the primary structure by a breezeway and will appear as a single residence.
No members of the public spoke for or against the request. The hearing officer closed the record; she will issue a written decision within 15 business days.
