The Pharr Planning and Zoning Commission approved final plat recommendation for a proposed 1.441-acre subdivision (transcript reference: “crash grow subdivision”) located in the 45100 block of North IH-69C.
Roberto Martinez, identified in the record as a client/representative for the applicant, told the commission the property is legally described as 1.441 acres out of Lot 100 Kelly Forest Subdivision and is currently zoned Limited Industrial district (LI). Martinez identified the applicant as Melden & Hunt, Inc., representing Leah Marie Wise, manager of Leah Wise Enterprise LLC (a Texas limited liability company), which is seeking final plat approval of the proposed subdivision.
Martinez said the proposed use for the subdivided lots includes a law office and retail; during the meeting he indicated the front lot configuration will include two lots and that a Dunkin' Donuts is planned for the frontage. Development Services recommended final plat approval subject to the conditions set forth in staff materials. The commission voted to approve the final plat recommendation; staff said the item will be forwarded to the City Commission on Jan. 27, 2025 for final action (staff listed 4:00 p.m.; a later announcement in the meeting said the Jan. 27 meeting time may be 6:00 p.m. if items).
