Commission approves reopening windows, rooftop addition and Corten awnings for 702 North Railroad Avenue; space to become climbing gym

The Opelika Historic Preservation Commission approved exterior alterations and a small rooftop addition at 702 North Railroad Avenue during its January 2025 meeting. The commission authorized unbricking front openings, installing black aluminum glazed windows and a door unit, weathered-steel awnings over the windows and entry, new egress doors, and narrow vertical openings along the side to introduce additional light. The proposed small rooftop addition includes a rear stair tower set back from the front parapet and will be finished in dark gray charcoal masonry so it is minimally visible from the street.

Staff recommended approval of the aluminum storefront units, re-establishing the historic windows, weathered-steel awnings and the rear rooftop addition set back from the front facade. Staff also noted that if skylights are needed in place of side openings, the applicant must return with renderings showing type and visibility.

During the presentation, the applicant said the planned use for the building is a climbing gym with perimeter climbing walls up to 14 feet tall. Commissioners reviewed sight lines and materials and agreed the rooftop addition would be minimally visible from most street views. A motion to approve carried on a voice vote; the transcript does not record a roll-call tally.

The commission required that if skylights are proposed in lieu of the narrow vertical openings, the applicant return with renderings showing their visibility. The applicant indicated an intent to open in the summer; staff noted permits and building-code approvals remain necessary before construction and occupancy.
