The Tequesta Planning and Zoning Board on Jan. 16 unanimously approved SPM 6-0024, a minor site plan modification allowing Plaza 222 at 222 South U.S. Highway 1 to change exterior paint from its current pink palette to a neutral scheme.
Planning staff said the application, filed by Shaw Properties Inc., requests a color change under section 2253 of the zoning code because the alteration affects exterior aesthetics but does not change building use or footprint. Staff presented proposed samples showing "Tricorn Black" wrought-iron trim, an "Interface Tan" trim band and an "Aluran White" primary wall color to bring the building into a more neutral palette that staff said will harmonize with neighboring facades in the US 1 overlay.
Applicant Karen Soudin of 222 South U.S. Highway 1 spoke at the podium and summarized the request: "We're just really hoping to improve the color of the building, fresh paint." A nearby resident, Marie Superior of the Country Club neighborhood, told the board she generally supported the new scheme and suggested the board consider a lighter trim in other contexts; she praised the applicant for avoiding a plastic sign.
Board members discussed color harmony with adjacent properties and noted multiple owners participated in choosing the compromise palette. A motion to approve SPM 6-0024 passed without recorded objection. The board did not specify any conditions beyond the presented color samples.
The approval covers a 13,140-square-foot building in a C-2 zoning district within the US 1 highway overlay and was recorded as a final action by the Planning and Zoning Board for this minor site plan modification.
