LPA approves text amendment allowing 35-foot gymnasiums in Hope Sound CRA general subdistrict

The Local Planning Agency voted unanimously to amend the Hope Sound CRA regulations to allow gymnasiums developed as part of institutional uses in the general subdistrict to reach 35 feet (instead of the current 30 feet) to accommodate interior clearances and building systems.
The Local Planning Agency on Jan. 16 approved a text amendment to Division 5 (Hobe Sound) of Article 12 of the Martin County Community Redevelopment Code to permit gymnasiums associated with institutional uses to be constructed up to 35 feet in height in the general subdistrict.
John Sennott, senior planner, explained the proposal would add a footnote to Table HS5 in section 12.504 to allow gymnasiums for institutional uses to reach 35 feet while other structures remain subject to the 30-foot, two-story limit. Sennott said the change would create internal vertical clearance of about 25 feet, accommodating structural members, large HVAC ductwork, lighting and fire sprinklers without encroaching on usable space.
Raul Campo of ADC Architects told the agency that standard 30-foot limits constrain gymnasium design, and that the extra five feet is needed for structure, HVAC, lighting and sprinkler systems to function safely and without interference with play. Pete Walden, deputy growth management director, said the amendment would make Hope Sound more consistent with other CRAs where higher institutional heights exist, and staff noted the proposal had gone before the local NAC and received support.
A motion to approve staff's recommendation passed unanimously. The amendment will be processed through the standard ordinance/adoption sequence and, if adopted, will apply to institutional gymnasiums in the Hobe Sound general subdistrict; other CRAs already allow comparable heights in certain circumstances.
