Hopkinton construction update: Hopkins project on schedule; Charleswood reaches 90% documents

District staff provided a construction update covering both the Hopkins project and the Charleswood project at the Jan. 16 meeting.
For the Hopkins project staff reported one safety incident in December in which a contractor slipped on black ice and injured a knee; the contractor reportedly returned to work. Staff said the project is on schedule with an anticipated school-ready date of August 2026 and that commitments to date are about 86% spent. Work underway includes structural steel installation and metal decking at roof level, excavation and storm drainage piping, and MEP (mechanical, electrical, plumbing) work. The building department has permitted work up to structural steel; staff said the remaining plan reviews are under way and permitting will follow as sections are accepted. Change orders to date were reported at $19,000; pending and estimated change orders for January were described as approximately 7%.
Staff reported architecture expenditures to date at about 68%, owner's project manager expenditures at roughly 29%, and construction billings against the GMP at about 13%.
On Charleswood, staff said the project team is reviewing 90% construction documents for submission to the Massachusetts School Building Authority (MSBA). Conservation commission review of street improvements is ongoing; execution of the MSBA funding agreement, once finalized, will restart reimbursements to the town. Staff said, based on October estimates, the Charleswood project was projected to be approximately $1.2 million under budget; the next round of project cost estimates is expected in February, bidding in March or April, and a construction contract award targeted for May 2025.
Ending: Staff said the schedule has not changed since the last update and promised to return with the next milestone estimates in February; members asked clarifying questions about permit scope and schedule.
