LaBarr said the use will generate a low number of vehicle trips compared with many commercial uses and that the design accommodated large recreational vehicles and trailers in the outdoor storage area.
Staff recommended approval with conditions and noted that the site now sits in an ROR future land use area following a 2024 comprehensive plan change; staff found the proposal consistent with the ROR/roadway frontage pattern and said it provides services to new nearby residential communities. The commission voted 6‑0 to forward the rezoning and PSP to the County Commission.
